610: Live Takes: The 5,000 Mile Away BRRRR (REALLY Long-Distance Investing)

Building a house vs. buying a house—which makes more sense for today’s investor? With home prices rising faster than many of us have ever seen before, more and more real estate investors are asking whether or not building their rentals is a smarter idea. And who can blame them? Building a rental property can seem like a great way to minimize acquisition costs, but this is only true in certain circumstances, which many investors just won’t fit into. Welcome to Live Takes where Henry Washington, investor and On The Market guest host, joins David Greene for a live real estate Q&A. David and Henry invite four investors onto the show today to talk about each of their passive income predicaments. These topics include buying vs. building a home, how to get out of a bad BRRRR, whether or not it’s too late in life to invest in real estate, and how to invest out-of-country.Want to ask Da

This Is How the Terra Stablecoin Actually Imploded

The collapse of the Terra ecosystem, and the tokens Luna and UST, will go down as one of the most painful and devastating chapters in crypto history. Over $60 billion market value has evaporated, and numerous retail investors are nursing major losses. What's particularly bad is that this was a big project, championed by some of the most notable names in crypto. But some people obviously saw it coming, and understood it to be a disaster in the making. On this episode we speak with Kevin Zhou, the founder of the crypto hedge fund Galois Capital. He began warning about Terra publicly earlier this year, and was short Luna starting in early May. He explains the exact mechanics of the coin's implosion.

How to Attract Investors and Use Other People’s Money

There are two ways to get rich. One way is to use your own money. The other way is to use other people’s money, or as we call it at Rich Dad, OPM. One (using your own money) provides small-to-modest returns, takes a long time to pan out, and requires some financial intelligence. The other (OPM) provides large-to-infinite returns, creates incredible velocity of money, and requires a high financial intelligence. Today’s guest says that whether you want to purchase real estate, start a business, or create a charitable foundation, anyone can raise money.
Ken McElroy, Rich Dad Advisor on Real Estate and author, says, “Most people believe that they have to come from a rich family, or have the capital raised, and those are just excuses.”
Host Robert Kiyosaki and guest Ken McElroy discuss how to put other people’s money to work for you, and Ken’s tips for raising capital.

How Can You Learn from Your Trading Mistakes?

In a busy world, the learning process can be difficult for most of us—especially when it comes to complex financial transactions. For one thing, there is a lack of objective feedback for many routine decisions, and of course decision-making biases complicate our supposedly rational thinking. For example, if we see good past returns on an investment, did we get those returns because we were skilled, or did we get lucky? Many people lean towards attributing good trades to skill and bad trades to luck—specifically, bad luck, or forces outside our control. If all of these forces are working against us when we make mistakes, how can we improve our ability to learn from those mistakes? In this episode, Mark speaks with Randy Frederick, managing director of trading and derivatives for the Schwab Center for Financial Research. They discuss some of the common mistakes investors make when trading—and how to learn from those mistakes. Randy

The ESG Backlash

BlackRock and Vanguard collectively own about 15% of every US company, but are they voting their shares in a way that aligns with investors in their funds? One new exchange-traded fund company, Strive Asset Management, says they aren’t, claiming they’ve gone against their fiduciary duty by becoming too “woke” and forming an “ideological cartel.” Now it has plans to offer alternatives.

We talk to Vivek Ramaswamy and Anson Frericks, co-founders of Strive. They plan to launch ETFs similar to those of BlackRock and Vanguard, but promise to keep politics and ESG concerns out of their voting. They discuss criticisms of ESG investing, stakeholder vs. shareholder capitalism and what Ramaswamy calls “excellence capitalism.” They also talk about how Strive will compete against the two biggest asset managers on the planet, and its noteworthy backers—including Peter Theil and Bill Ackman.

BiggerPockets Podcast 451: Stop Chasing the “False Summit” with Michael Hyatt

Does it ever seem like working overtime is a competition? We often see people bragging about how they work 60 hour weeks, work on weekends, or spend the most time at the office or in front of their computer. Does this constant overworking actually accomplish something or is it more of a chest-beating competition? Michael Hyatt argues that working crazy hours rarely does anything for our productivity, and if anything, can make our work sluggish and dull. He should know, in the beginning of the COVID-19 pandemic as teams were working more than ever from home, Michael decided to do the opposite. Michael lowered his (and his team’s) working hours from 40 hours a week, to 30 hours a week. The result? A profit increase of nearly 100% and company-wide productivity boost. Not only does your work quality benefit, but so do your relationships, your health, an

This Is How DeFi Will Attract Institutions

The people working in DeFi are reimagining the delivery of a key set of human services on-chain. One of them, Ryan Hanley, is Head of Product – DeFi at Elwood Technologies. Ryan joins Qredo's Ben Whitby to talk about why more institutions are allocating capital to this new way of doing business and how Elwood is designing its trading infrastructure to meet rising demand for digital assets. Ryan and Ben also discuss recent developments around custody and “know your customer” compliance, and they explore the privacy risks of storing user data. Although novel because of the newness of the technology, these are all relatively routine steps when it comes to the legal aspects of creating a new industry. Though there’s still more work to be done to make widespread institutional adoption a reality, Hanley is hopeful. As he notes, DeFi will thrive as regulation proceeds and institutions grow more comfortable with crypto’s underlying concepts

The Economy and Markets after a First-Quarter Roller Coaster

A number of years ago, as part of a team-building exercise at an overseas conference, I got bullied into taking a ride on a particularly fearsome roller coaster. For someone who suffers from vertigo and is an admitted control freak, the next 90 seconds were not pleasant. Once the ride stopped, I stumbled out of the contraption. However, I could not proceed with our merry band of team-builders until I had done a serious inventory of the state of the world, starting with some rather fundamental questions.

Direct indexing. No longer an exclusive tool of the big-account investor, it’s rapidly working its way down the food chain. Now those with more modest sums to invest are able to employ it, too. But just because you can, does that mean you should? And if you’re an advisor, should you offer it and recommend it to your clients? Our panel covers topics such as the ways that personalization at scale can help advisors grow their business, how direct indexing can help with optimizing after-tax returns, and how advisors can use personalization to help match client ESG preferences with investments, creating stickier relationships along the way.

#103 Should You Choose The Deal With The Higher Advertised Rate Of Return

The bottom line is this: do not choose one investment over another simply because it advertises a higher rate of return. I’ve been guilty of precisely this mistake on many occasions, and suffice it to say, it’s gotten me into trouble. In this podcast, I will define the two main types of returns you’ll usually see advertised in real estate deals: Internal Rate of Return (IRR) and Equity Multiple (EM).  Both these metrics are important to use when determining if you should invest and how they match your personal goal. I will also discuss the risk and the assumptions of manipulation.

138 - How Do I Balance Retirement Savings with Debt Paydown?

Scott and James discuss how to balance retirement savings with debt paydown. Listener Question I'm 36 years old with a wife, a 2.5 year old and hopefully a second child in the near future. I currently have a job with a non-matched 403b but it also currently offers a pension (and hopefully still will when I retire in 25-30 years). My wife's employer offers a matching 403b. I currently contribute 15% per pay period into my 403b and my wife about 11%. I’ve been working a few years longer than her and excluding my current 403b account, I have about $75k in an IRA from previous 401k rollovers (post-college thru taking my current job in the summer of 2018). I still have about $45k remaining in principle student loans at 4.35% fixed (8 years left on a 10-year refi loan). I graduated college in 2007 and have been paying my student loans every month since then. My current min monthly payment is $575. Does it make sense to c

7 Reasons To Be Bullish on Stocks Now

Discover 7 reasons to be bullish on stocks now. Although many experts are bearish, predicting a recession or worse, my indicators have turned very positive. Here are my 7 reasons I am optimistic about the stock market now. Are you investing well for financial freedom...or not? Financial freedom is a combination of money, compounding and time (my McT Formula). How well you invest, makes a huge difference to your financial future and lifestyle. If you only knew where to invest for the long-term, what a difference it would make, because the difference between investing $100k and earning 2% or 10% on your money over 30 years, is the difference between it growing to $181,136 or $1,744,940, an increase of over $1.5 million dollars. Your compounding rate, and how well you invest, matters!  INTERESTED IN THE BE WEALTHY & SMART VIP EXPERIENCE? -Asset allocation model with stock and crypto ticker symbols and percentages to invest -Monthly VIP inve

The ETF Story

The Revolution

SPY wasn’t just a hit product, it was an inspiration for an entire industry to take off. But it didn’t happen overnight. It took about 10 years for the ETF structure to be utilized for other asset classes and strategies, which today seem normal but at the time were revolutionary.
On this installment we look at many of the game changing products that followed, including the first bond ETF, the first gold ETF, Vanguard’s entry and the rise of smart-beta, which was active management’s way to get into the action.

The Bahnsen Group

What's in a Stock Price?

We are living in interesting times for equity investors, and I have no reason to believe those times will get any less interesting any time soon.
But one thing I would love for clients of The Bahnsen Group, and to a lesser extent, all readers of the Dividend Cafe is for there to be an understanding of what equity investors are really after. We all know “buy low, sell high” – and I even wrote a book once on how I think investors ultimately best monetize their participation in the stock market.
But I think a little more understanding of what one is paying for when one buys a stock may be useful (which of course, also implies a definition for what they are selling when they sell one). And if I do this right, maybe, just maybe, we will gain a better understanding of how to navigate the next phase of markets. To that end, we work.

Prof. Steve Hanke: Five Drivers For a Commodity Bull Market

Tom welcomes Professor of Applied Economics Steve Hanke to the show. He discusses learning the intricacies of the commodity markets at a young age and over his career.

Gold tends to have a fairly steady interest, particularly since the closing of the gold window in 1971. Gold in one way or another will always be a part of the international financial system.

The economics profession considers 50% inflation and up as the textbook definition of hyperinflation. There have been sixty-two such hyperinflations throughout history. They always occur when fiscal deficits become very large, and governments involved can't finance those deficits through taxes or bonds. Governments end up running the proverbial printing press. Recent hyperinflations include Yugoslavia in 1994 where they reached 313 million percent per month. The former Soviet states had problems with not having tax sy
